Why Won’t My Garage Door Close All the Way?

The first time the temperature drops below 20°F in Auburn Hills, our phones start ringing off the hook. It’s like clockwork. Between November and March, the calls flood in: “My garage door won’t close all the way.”

Sometimes it stops a few inches from the floor, sometimes reverses back up right before it seals, or just refuses to move at all. And more often than not, a homeowner has already paid a handyman to “fix” it – only to have the exact same problem return with the next cold snap.

After three decades of service calls across Oakland, Macomb, and Wayne counties, we can tell you the cause is almost always one of a short list of culprits. And several of them get worse specifically because of our Michigan climate.

Last January, we got a call from a homeowner in Rochester Hills whose door would reverse every time it hit the floor. They’d had two separate “repairs” from a handyman who kept adjusting the limit switch. When we got there, the weatherstripping had frozen to the concrete – literally stuck. Five minutes of clearing the ice and adjusting the force setting, and the door was working like new. The handyman had been chasing the wrong problem the whole time.

 

Common Causes of a Garage Door That Won’t Close

Here’s what we actually see in the field – and what you can check before you call someone out.

 

Dirty or Misaligned Safety Sensors

 

Every residential door (and most commercial garage doors) built in the last few decades uses a pair of photo-eye sensors near the bottom of the tracks. If anything breaks the invisible beam between them – dirt, spiderwebs, condensation, or even direct winter sunlight hitting the lens at a low angle – the door will refuse to close or reverse mid-close as a safety measure.

This is the single most common cause we run into, and it’s often the easiest to fix: wipe down both sensor lenses with a soft cloth, confirm both indicator lights are solid (not blinking), and check that nothing has nudged them out of alignment.

One thing we see a lot in older Detroit-area homes: the sensor brackets get bumped by snow shovels, trash cans, or kids’ bikes. Even a quarter-inch shift is enough to break the beam. Sometimes it’s just a fogged lens from the temperature swing between a warm garage and frigid outdoor air.

 

Track Obstructions and Winter Debris

 

Metro Detroit winters throw a lot at a garage door track. We average over 42 inches of snow per year – and that’s just the snow. The melt-refreeze cycles we get from November through March mean packed snow, road salt residue, and ice buildup are seasonal inevitabilities, not surprises.

Even a thin layer of ice on the track can be enough to stop the rollers from completing their travel. We also see plenty of doors that won’t close because of something as simple as a stray tool, a kid’s toy, or accumulated debris sitting in the track’s path.

A quick visual inspection takes 30 seconds. If you see ice, don’t chip at it with a metal tool – you risk nicking the track or damaging the rollers. A plastic scraper or a hairdryer on low heat will do the job safely.

 

Frozen or Stiff Weatherstripping

 

The rubber seal along the bottom of the door is designed to flex. But cold Michigan air makes rubber stiff and less forgiving. In sub-freezing temperatures – which we get reliably from December through February across the Detroit metro – weatherstripping can stick to the concrete floor or resist compression enough that the opener’s force settings read it as an obstruction and reverse the door.

This is the problem we see spike every year with the first hard freeze. It’s also the one most often misdiagnosed by homeowners (and handymen) who assume the opener or sensors are failing.

If your door reverses right at the floor on a cold morning, try this: clear any ice or frost from the concrete lip, wipe down the rubber seal with a dry cloth, and see if it closes. If it does, you’ve found the culprit.
 

Worn or Misadjusted Limit Settings

 

Every opener has limit settings that tell it exactly how far to travel before it’s “closed.” And we’ve seen them drift from age, from a minor bump to the opener unit, or just from the seasonal expansion and contraction of the door panels themselves. It’s one of those things that doesn’t cause problems in May but becomes a daily headache in January.

When the limit is off, the door thinks it has reached the floor before it actually has, and stops short.

If you’re comfortable adjusting the opener, the instructions are usually printed on the unit itself – or available in the manual. But we’d recommend caution: adjusting the wrong setting can strain the opener, cause premature wear, or even create a safety hazard. If you’re in doubt, leave it to someone who’s done it a few hundred times.
 

Broken Springs or Worn Cables

 

If the door won’t close smoothly, moves unevenly, or stops with visible resistance, torsion springs or lift cables are often the reason. Springs lose tension over their rated cycle life – and that process accelerates with temperature swings. The same freeze-thaw stress that’s hard on commercial doors is hard on residential springs too.

A door that’s straining against worn springs may bind partway through its travel and stop rather than complete the cycle.

Here’s the thing: springs and cables are under serious tension. We never recommend DIY repair on these components! A spring break can send metal flying with enough force to cause serious injury. If you suspect a spring or cable issue, call a professional. Period.
 

Warped Panels or a Shifted Track

 

Steel and aluminum both expand and contract with temperature. And a door that’s taken minor impact damage – a bumped car mirror, a stray snowblower, a winter fender-bender – can develop just enough of a bow or track misalignment to bind on the way down.

This tends to show up more in winter, when material contraction makes existing misalignment more noticeable. We see it frequently in older homes across Pontiac, Royal Oak, and Ferndale, where original doors may have been installed decades ago and have settled over time.

If the track is visibly out of alignment or the door has a noticeable bow, you’ll likely need a professional to assess whether a repair or full replacement makes more sense.
 

When to Call a Professional

 

A few of the fixes above are safe for a homeowner to try – cleaning sensors, clearing the track, checking for obvious obstructions. We always say: start with the simple stuff. It costs nothing and often solves the problem.

 

But we’d strongly recommend calling a professional if:

 

  • The door is under spring tension and isn’t closing evenly (springs and cables are not a DIY repair)
  • You’ve cleaned the sensors and cleared the track, and the problem persists
  • The opener is making grinding, straining, or clicking noises during the cycle
  • The door has visible panel damage, a bent track, or a bowed section
  • The issue keeps recurring every cold snap – this usually points to a mechanical adjustment rather than a one-time fluke

 

Garage doors carry real force and stored energy. A misdiagnosed issue can turn into a safety hazard fast.
